Signs Your Water Damage Restoration Is Complete

Signs Your Water Damage Restoration Is Complete

Restoration companies tell you it is done when the equipment leaves. But how do you know it is actually dry? Here are the objective measures we use — and what you should ask for before you sign off.

1. Moisture Readings at Target Levels

The industry standard (IICRC S500) defines dryness by reference readings taken from unaffected materials in the same structure. Restored materials must match or come within 2 percentage points of reference. For wood framing and subfloor: typically 10–15% MC depending on climate. For Mansfield TX (climate zone 3A, 54% average RH): target is 11–13% for wood, <4% for concrete.

2. Psychrometric Data Shows Downward Trend

Temperature, relative humidity, and dewpoint inside the drying space must show a consistent downward trend over 24+ hours. If humidity is flat or rising, drying is not complete — either a moisture source is still active or equipment is undersized for the space.

3. No Musty Odor

Musty odor in a dried space is a mold indicator. A space that reads dry on a meter but smells musty has mold growing in a cavity the meter did not reach. We use thermal imaging to find these hidden wet zones.

4. Visual Inspection of All Cavities

Wall cavities, under cabinets, in crawl spaces — every space that was wet must be visually inspected after drying. Collapsed insulation, discolored wood framing, or residual wet material means drying is incomplete.

5. A Written Drying Report

You should receive a signed drying report from an IICRC-certified technician that logs: initial moisture readings, daily readings, equipment used, date of final readings, and a technician signature. This is your documentation that the job is done to industry standard — and it supports your insurance claim.

What if the company just packs up and says it’s done?

Ask for the written drying report. If they cannot produce one, that is a significant red flag. We provide IICRC-standard drying documentation on every job.

How do I know if hidden mold developed?

A musty smell after drying is the clearest sign. If in doubt, request a post-drying inspection with a thermal camera before drywall goes back up.
