PEX Pipe Failure in Mansfield TX — The Heritage Subdivision Problem

Heritage homeowners saw a 3× higher burst pipe rate during the 2021 freeze. Here’s the engineering reason.

What Is PEX and Why Was It Used in Heritage?

PEX (cross-linked polyethylene) became the dominant residential plumbing material in the early 2000s. Heritage subdivision — built primarily between 2005 and 2015 — was plumbed almost entirely with PEX. It’s flexible, corrosion-resistant, faster to install than copper, and costs roughly 40% less.

The Crimp-Ring Fitting Problem

Heritage’s PEX was installed predominantly with crimp-ring fittings — brass barbed inserts held in place by a copper crimp ring. When water inside a PEX line freezes, it expands. PEX tubing absorbs this by bulging outward. The fitting does not. The expansion force causes the PEX tube to pull back off the brass barb — a “pullout failure.” During Winter Storm Uri, Heritage experienced 3.1× the burst pipe rate of copper-plumbed neighborhoods. We responded to 38 Heritage jobs in the first 72 hours of the thaw.

Highest-Risk Heritage Locations

🔴 Attic PEX runs — freeze first
🔴 Exterior wall 90° elbows — maximum expansion stress
🟡 Garage plumbing — unheated spaces
🟡 Crawlspace lines — vented crawlspaces

What Heritage Homeowners Can Do

✅ Insulate attic PEX runs — foam insulation $0.50/linear ft
✅ Install shutoff valves at attic penetrations
✅ Know your main shut-off — practice before a freeze
✅ If repiping — specify PEX-A with expansion fittings (ProPEX/Uponor)

Is PEX safer than copper for burst pipe risk?

For freeze events, PEX tubing is more resistant than copper — it can expand without splitting. The vulnerability is at crimp-ring fittings. PEX-A with expansion fittings performs significantly better in freezes than PEX-B with crimp rings.
